SITEWORK

1.       The lot is cleared, trees are removed to allow for the driveway, septic system, and house

2.       Cellar hole is excavated, the foundation is coated with asphalt and a perimeter drain is installed to keep the basement dry.

FRAME AND WEATHER-TIGHT SHELL

1.       The frame and weather-tight shell are constructed on-site using 2x4’s for exterior walls

2.       The windows are an all vinyl sash and frame with Low-E insulated glass that easily tilt-in for cleaning.

3.       The exterior is a lifetime warranted vinyl siding installed over a layer of additional styrofoam insulation, and is available in an assortment of colors.

4.       The roof is installed using a 25 year IKO roof shingle. Care is taken to make sure there is adequate attic ventilation. Typically we use a combination of soffitt vents and ridge vent.

PLUMBING AND ELECTRICAL

1.       The tub/shower units are one piece fiberglass units, the standard kitchen sink is a two bowl stainless steel sink.

2.       The faucets are high quality Delta faucets with a wide selection of designs and color.

3.       The new homebuyer chooses from a wide selection of lighting fixtures. $500 fixture allowance

4.       The standard heating system is an oil fired forced hot air type with provisions for future central air conditioning.

FINISHES

1.       Oak “Highland” kitchen cabinets are custom-built by Prestige, Inc., an all wood no particle board cabinet featuring dovetail drawers and available in 12 stains. Countertops to be wilsonart laminate.

2.       Interior doors are six panel masonite

3.       Trim to be colonial casing, and colonial baseboard painted with a semigloss paint

4.       Walls to be skim coat plastered and painted with a satin finish paint

5.       Floors to be either carpet, hardwood, vinyl, or ceramic tile. Base price includes a $18/sqyd allowance
